Title Defect Remedies. Seller’s sole responsibility and Buyer’s sole and exclusive remedy for the reduction in value of Seller’s title to a Lease, Well or Valued Location resulting from the existence of a Title Defect shall be as provided in this Exhibit A and Seller shall not be liable for any Losses in respect of Title Defects and Title Defect Amounts, except to the extent provided under this Exhibit A; provided, however, such limitations shall not apply to any breach of the limited warranty of title contained in the Assignment.
