Common use of Total or Substantial Condemnation Clause in Contracts

Total or Substantial Condemnation. If all or a substantial part of the Premises is taken for any public or quasi-public use under any governmental law, ordinance or regulation or by right of eminent domain, or is sold to the condemning authority under threat of condemnation, then this Lease shall terminate and the Rent shall be abated during the unexpired portion of the Term, effective from the date of taking of the Premises by the condemning authority.
