TRANSFER OF THE BUILDING BY LANDLORD. In the event of any conveyance of the Building or the Project and assignment by Landlord of this Lease, Landlord shall be entirely released from all liability under any and all of its covenants and obligations contained in from this Lease occurring after the date of such conveyance and assignment provided such transferee assumes Landlord's obligations under this Lease.
