Trustee’s Costs and Expenses; Governmental Charges. Trustor shall pay all costs, fees and expenses of Trustee, its agents and counsel in connection with the performance of its duties under this Deed of Trust, including, without limitation, the cost of any trustee's sale guaranty or other title insurance coverage ordered in connection with any sale or foreclosure proceedings hereunder, and shall pay all taxes (except federal and state income taxes) or other governmental charges or impositions imposed by any governmental authority on Trustee or Beneficiary by reason of its interest in the Note, or any note evidencing a Future Advance, or this Deed of Trust.

Trustor shall pay all reasonable costs, fees and expenses of Trustee, its agents and counsel in connection with the performance of its duties under this Deed of Trusthereunder, including, without limitation, including the cost of any trustee's sale guaranty or other title insurance coverage ordered in connection with any sale or foreclosure proceedings hereunder, and shall pay all taxes (except federal and state income taxes) or other governmental charges or impositions that may be imposed by any governmental authority on Trustee or Beneficiary by reason virtue of Trustee acting in its interest in the Note, or any note evidencing a Future Advance, or capacity as trustee under this Deed of Trust.
