Trustee's Deed. When the record shows that a deed is conveyed to a person as "▇▇▇▇ ▇▇▇ as Trustee,” and no further information is given in the deed concerning the trust or beneficiary, some states allow the examiner to treat the conveyance as though it was to the person named in the deed as individual. In these states, title may be passed through or taken from the grantee of said deed (and spouse, if state law requires spousal joinder in a deed from an individual) without further inquiry.
