Common use of USE AND RULES Clause in Contracts

USE AND RULES. Tenant shall use the Premises for offices and no other purpose whatsoever, in compliance with all applicable laws and without disturbing or interfering with any other tenant or occupant of the Property. Tenant shall not use the Premises in any manner so as to cause a cancellation of Landlord's insurance policies or an increase in the premiums thereunder. Tenant shall comply with all rules set forth in Rider One attached hereto (the "Rules"). Landlord shall have the right to reasonably amend the Rules and supplement the same with other reasonable Rules (not expressly inconsistent with this Lease) relating to the Property or the promotion of safety, care, cleanliness or good order therein, and all such amendments or new Rules shall be binding upon Tenant after five (5) days notice thereof to Tenant. All Rules shall be applied on a non-discriminatory basis, but nothing herein shall be construed to give Tenant or any other Person (as defined in Article 25) any claim, demand or cause of action against Landlord arising out of the violation of such Rules by any other tenant, occupant, or visitor of the Property or out of the enforcement or waiver of the Rules by Landlord in any particular instance.

All Rules shall be applied on a non-discriminatory nondiscriminatory basis, but nothing herein shall be construed to give Tenant or any other Person (as defined in Article 25) any claim, demand or cause of action against Landlord arising out of the violation of such Rules by any other tenant, occupant, or visitor of the Property Property, or out of the enforcement or waiver of the Rules by Landlord in any particular instance.

Tenant shall use the Premises for offices in the Tower Premises and the operation of networking equipment and all equipment and appurtenances thereto for the operation of a telecommunication operation in the Annex Premises and no other purpose whatsoever, in compliance with all applicable laws Laws and without disturbing or interfering with any other tenant or occupant of the Property. Tenant shall not use the Premises in any manner so as to cause a cancellation of Landlord's insurance policies policies, or an increase in the premiums thereunder. Tenant shall comply with all rules set forth in Rider One attached hereto (the "Rules"). Landlord shall have the right to reasonably amend the such Rules and supplement the same with other reasonable Rules (not expressly inconsistent with this Lease) relating to the Property or Property, for the promotion of safety, care, cleanliness or good order therein, and all such amendments or new Rules shall be binding upon Tenant after five (5) days notice thereof to Tenant provided same do not materially affect Tenant's rights under the Lease and use of the Premises unless mandated by municipal, county, state, federal or other government law, statute, code, and/or regulation. All Rules shall be applied on a non-discriminatory basis, but nothing herein shall be construed to give Tenant or any other Person (as defined in Article 25) any claim, demand or cause of action against Landlord arising out of the violation of such Rules by any other tenant, occupant, or visitor of the Property Property, or out of the enforcement or waiver of the Rules by Landlord in any particular instance.

All Rules shall be applied on a non-discriminatory basis, but nothing herein shall be construed to give Tenant or any other Person (as defined in Article 25) any claim, demand or cause of action against Landlord arising out of the violation of such Rules by any other tenant, occupant, or visitor of the Property or out of the enforcement or waiver of the Rules by Landlord in any particular instance.give

Landlord shall have the right to reasonably amend the such Rules and supplement the same with other reasonable Rules (not expressly inconsistent with this Lease) relating to the Property Building or the Complex, or the promotion of safety, care, cleanliness or good order therein, and all such amendments or new Rules shall be binding upon Tenant after five (5) days notice thereof to Tenant. All Rules shall be applied on a non-discriminatory basis, but nothing herein shall be construed to give Tenant or any other Person (as defined in Article 2524) any claim, demand or cause of action against Landlord arising out of the violation of such Rules by any other tenant, occupant, or visitor of the Property Complex, or out of the enforcement or waiver of the Rules by Landlord in any particular instance.

Landlord shall have the right to reasonably amend the such Rules and supplement the same with other reasonable Rules (not expressly and materially inconsistent with this Lease) relating to the Property Property, or the promotion of safety, care, cleanliness or good order therein, and all such amendments or new Rules shall be binding upon Tenant after five (5) days days' notice thereof to Tenant. Subject to force majeure events, Tenant shall have twenty-four (24) hour access to Building and Premises 365 days per year.
