Use, Compliance with Laws, Waste. The Bank or its sublessee or assignee shall use the Leased Property only in a careful, safe and proper manner in compliance with all applicable federal, State, county and municipal laws, ordinances, resolutions, rules or regulations, and in a manner that would not reasonably give rise to liability pursuant to any environmental laws. The Bank or its sublessee or assignee shall not commit any waste or nuisance on the Leased Property.
