UTILITIES Addendum. Utility services other than the Landlord-Provided Utilities (each, a “Tenant Utility”, and collectively, the “Tenant Utilities”) which are available to the Premises shall be separate from the rent payments due under the Agreement and shall be payable by Tenant of the Premises as provided herein. Landlord has chosen to use “SimpleBills” to manage its relationship with the Tenant Utilities, and Tenant will owe Tenant Utility payments to SimpleBills. SimpleBills shall provide billing and collecting services for payments owed to SimpleBills by Tenant. Unless otherwise instructed by Landlord, Tenant will NOT contact individual utility companies for Tenant Utilities. EACH Tenant, or a single Tenant (paying on behalf of all occupants), under the Agreement shall enroll with SimpleBills (at ▇▇▇▇▇▇▇▇▇▇▇.▇▇▇), or a subsequent provider at the Landlord’s election, for utility billing BEFORE the lease Start Date. For convenience, Tenant Utilities can be divided among multiple Tenants of the Premises so that each Tenant shall receive a ▇▇▇▇ for a portion of the Tenant Utilities for the Premises as agreed between multiple Tenants. Tenant shall pay SimpleBills for the Tenant Utilities during the Term of this Agreement and shall pay any applicable service fees, which shall be included on the utility ▇▇▇▇ Tenant shall receive from SimpleBills. Notwithstanding any statements to the contrary, the convenience of dividing Tenant Utilities among multiple Tenants shall not absolve or release any Tenant from being jointly and severally liabile for the full amount of Tenant Utilities each month. At the Landlord’s election, Tenant shall be responsible for paying $5.00 per month. Tenant shall agree to the Terms of Service from SimpleBills, which shall be made available to Tenant at time of enrollment. Should Landlord elect to have SimpleBills estimate a final utility invoice, SimpleBills will provide an estimated final invoice to Tenant based on multiple prior month’s of utility service, historical data and weather factors. Tenant agrees to pay SimpleBills this final estimated invoice before the End Date of the Term. Tenant can contact SimpleBills at ▇▇▇▇@▇▇▇▇▇▇▇▇▇▇▇.▇▇▇ to true-up the final estimated ▇▇▇▇ with the final actual ▇▇▇▇, once it has been issued by the utility providers.
