TENANT agrees to pay directly to the authority charged with the collection thereof, all charges for water, gas, electricity, sanitary sewer and sprinkler changes, telephone connection and standby fees and other utilities used or consumed in the Premises and shall make its own arrangements for such utilities. In the event any such services cannot be reasonably procured from any public agency, and LANDLORD provides any such services, TENANT shall reimburse LANDLORD for its proportionate share of any such services used or consumed in the demised premises as additional rental.
