Waiver of Claims Against Lessor. All claims against Lessor for any damage or injury as provided in Paragraph a of this section, are hereby expressly waived by Lessee, except those claims occasioned by Lessor's neglect or failure to make repairs for which Lessor is responsible under this Lease, after due written notice thereof by Lessee.
