We Agree to. 3.1 Allow you to quietly possess and enjoy the property during the tenancy without interruption from us. 3.2 Pay all assessments and outgoings regarding the property that are our responsibility. 3.3 Ensure that any gas supply and appliances we supply comply with the Gas Safety (Installation and Use) Regulations 1998 (as amended). 3.4 Ensure that the property’s electrical installations comply with the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. 3.5 Ensure that any furniture and equipment we supply comply with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 (as amended). 3.6 Take reasonable steps to ensure that the property complies with the Homes (Fitness for Human Habitation) Act 2018. 3.7 Keep the gas, water, electricity, room-heating and water-heating installations in good repair and proper working order. 3.8 Keep in repair all mechanical and electrical appliances that form part of the contents (unless specifically excluded), unless the fault or failure is due to your act or failure to act. 3.9 Pay the service charges we are responsible for as specified in this agreement and any ground rent. 3.10 Keep the property insured against fire and other usual comprehensive risks as long as insurance cover is available on reasonable terms.
