WILLFUL NEGLECT. Willful neglect, failure, or refusal by either party to carry out any substantial provisions of this Lease, shall be cause for termination of this Lease of such party has not cured such failure to carry out the substantial provision of this lease within ten (10) days of being notified by the other party of such failure.
WILLFUL NEGLECT. Willful neglect, failure, or refusal by either party to carry out any substantial provision of this lease shall give the other party the benefits of any proceedings provided by law.
