By an agreement of 19th September 1979 (exhibit 1) the defendants granted to the plaintiffs a sub-lease of a property known as “Alpha” being grazing homesteads 1534 and 1550 of a total area of 16,232.347 hectares for 1 year from 1st July 1979 at a rental of $9,000 per annum. By clause 3(d) it was provided that the plaintiffs should have the option of purchasing the leases and all improvements thereon and the plant, machinery, furniture and moveable chattels the subject of the sub-lease for the price of $45,000 upon giving notice in writing to the defendants of their intention to exercise such option upon terms and conditions which included:—
