The Seller acknowledges that the Purchaser will be deriving funds for the payment of the purchase price and/or the furnishing of guarantees from the proceeds of the sale of his property and this sale and the provisions of this agreement relating to the furnishing of guarantees and/or payment of the purchase price by the purchaser shall be subject to the Purchaser receiving payment of the purchase price from the sale of his property, provided that in the event of guarantees not being available and/or the purchase price not being paid by the Seller shall be entitled to cancel this Agreement.
