In order to facilitate the ultimate build-out of Holdrege Street and to accommodate the increase in traffic that will be generated by development of the CUP described herein, the City and Property Owner agree that Holdrege Street shall be constructed from 87th Street to 93rd Street at this time as two lanes separated by a median with a roundabout at the intersection of 93rd and Holdrege Streets (hereinafter “Holdrege Street Improvements”). Property Owner, at its own cost and expense, shall design, grade, and construct the Holdrege Street Improvements from 87th Street east through the intersection of S. 93rd and Holdrege Street as a paved two-lane roadway with the lanes being separated by a median and constructed on the Holdrege Street Centerline.
