The Lease may be amended, renewed, or extended from time to time by Landlord and Tenant, and this Guarantee will remain in effect for all subsequent renewals or amendments or for the duration of the Tenant’s occupancy of the Premises. The Guarantor’s obligation hereunder is that of a surety, and in the event of default by Tenant, Landlord may proceed against Guarantor without first proceeding against Tenant. This Guaranty is an irrevocable, absolute, and unconditional guaranty of payment of rents due, late fees, fines, claims for damages to the property, and all other obligations as if Guarantor had executed the Lease as a Tenant.
