THIS JOINT VENTURE PARTNERSHIP AGREEMENT (the “Agreement”) is made and entered into as of the day of August, 2003, by and between WELLS REAL ESTATE FUND XIII, L.P., a Georgia limited partnership having Leo F. Wells, III and Wells Capital, Inc., a Georgia corporation, as general partners (“Fund XIII”), and WELLS REAL ESTATE FUND XIV, L.P., a Georgia limited partnership having Leo F.
