Notwithstanding the fact that the agreement of lease commences on the [COMMENCMENT DATE] as per Item 15 hereof the lessee shall be liable for its pro-rata share (proportionate) of rental calculated from the opening date i.e. [OPENING DATE OF CENTRE].
