Any damage incurred to the Leased Premises on account of removal by lessee of any item of equipment or portion of the facilities or appurtenances thereto or otherwise caused by Lessee or its agents, employees, invitees and licensees shall be promptly repaired by Lessee at its sole and own expense and the Leased Premises restored to the condition at which it was received by Lessee at the commencement of this Agreement, ordinary wear and tear excepted.
