CCEP is the owner of a +/- 10 acre tract of land located in Lee County, North Carolina and more particularly described on Exhibit A attached and incorporated by reference, hereinafter referred to as “Site”. CCEP and Samet wish to cause construction of a Spec Building on the site, located on Parcel Identification Number 9655-38-2580-00 and more particularly described on Exhibit B. Once construction of the building has taken place, the City and the County agree to enter into a lease agreement for the site. In consideration of the foregoing and in consideration of various reciprocal promises and undertakings herein set forth, the parties agree as follows, consistent with North Carolina General Statue 158-7.1:
