Said deposit of $2800 shall constitute security for performance of Tenant's obligations pursuant to the Lease Agreement, including but not limited to payment of rent and to indemnify Lessor for damages to the Premises for which Tenant is responsible. Tenant’s liability is not limited by the amount of the deposit. If the security deposit from the Prior Lease is used for damage during Prior Lease period, then Tenant shall increase the deposit for this Lease Agreement by such amount used. Tenant is prohibited from applying any amount of the deposit to rental or other payments owed to Lessor.
