FOR VALUE RECEIVED, and as an inducement to THE TOWN OF LYONS, COLORADO, a statutory town of the state of Colorado (“Landlord”), to enter into that certain Net Lease Agreement, dated , 2019 for the premises located at Lyons, Colorado (the “Lease”) between Landlord and WESTERN STONE, LLC, a Colorado limited liability company (“Tenant”), the undersigned, Paul Frysig (“Guarantor”), hereby personally guarantees to Landlord and its successors and assigns the payment to Landlord of any monies payable by Tenant under any provision of the Lease, at law or in equity, and the performance of Tenant’s obligations under the Lease, including, without limitation, any monies payable by virtue of the breach of any warranty, the grant of any indemnity, or by virtue of any other covenant of Tenant under the Lease (collectively, the “Guaranteed Obligations”).
