In consideration of entering into a lease for property described on Exhibit A hereto and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, Corner Square LLC (hereinafter “Seller”), hereby grant, bargain and convey to Rochester Area Foundation, its successors or assigns (hereinafter “Buyer”), the exclusive option to purchase the following described property located in Olmsted County, Minnesota, to-wit:
