Buyer acknowledges that the purchase of the Property may have resulted from a transfer made by a beneficiary under a mortgage who acquired the Property at a sale conducted pursuant to a power of sale under a mortgage, or deed in lieu thereof, as described in Conn. Gen. Stat. § 20-327b. Therefore, Seller is exempt from requirements regarding the making of certain disclosures, including without limitation disclosures under the Uniform Property Condition Disclosure Act (see Conn. Gen. Stat. § 20-327, et. seq.) (the “Disclosure Act”). As a result, any rights Buyer may have had in connection with such Disclosure Act shall not be available including without limitation any right to terminate the Agreement under the Disclosure Act.
