THIS LEASE AGREEMENT, dated as of (the “Agreement”), between the City of Minneapolis, a municipal corporation of the State of Minnesota, as issuer and lessor (the “Issuer”), and Hennepin Theatre Trust, a Minnesota nonprofit corporation, as tenant (the “Tenant”),
