BASIC LEASE PROVISIONSLease • June 22nd, 2023 • New Jersey
The Building is located on a parcel of land that contains a lawn, playground and parking lot (without the Building, hereinafter referred to as the “Land”). As used herein, “Premises” shall also include the “Land” excluding the parking lot associated with the Building; provided however that Tenant shall have exclusive use of a portion of the parking lot consisting of twenty-one (21) parking spaces as shown on Exhibit A ("Tenant's Parking Lot Area") and shall also have the right to enter and exit the parking lot in connection with drop off and pick up of students. Tenant may only use the Tenant's Parking Lot Area Mondays to Fridays with the understanding that Tenant may not use the Tenant's Parking Lot Area on the weekends.
