Therefore, Seller is exempt from requirements regarding the making of certain disclosures, including without limitation disclosures under the Idaho Property Condition Disclosure Act. As a result, any rights Buyer may have had in connection with such Disclosure Statements under Idaho law shall not be available including without limitation any right to terminate the Agreement. Further, regardless of how Seller obtained title, Seller is not familiar with the condition of the Property, other than as may be disclosed in any inspection reports obtained by or on behalf of Seller, Seller’s representatives or agents or that Seller may have received otherwise.
