Exhibit 10.1 SUBLEASE THIS SUBLEASE (“Sublease”) made this 6th day of October, 2006, by and between HUMAN GENOME SCIENCES, INC., a Delaware corporation (“Sublandlord”) and NOVAVAX, INC., a Delaware corporation (“Subtenant”).
