Find out your rights if you rent a room in your landlord's house. You are a lodger if you rent a room in your landlord's house and share facilities like bathroom and kitchen with your landlord. Your landlord must not provide a written contract, but it is a good idea to have one. Your agreement with your landlord might be: fixed term – for example 6 or 12 monthsperiodic – a fixed-end rolling contract The contract should establish the rights and responsibilities of you and your landlord. The landlord may ask to pay a deposit to cover any unpaid damage or rent. The deposit is your money and should be returned to you when you leave. Ask your landlord for information about which deductions could be made from your deposit. Put it in writing if possible. Accept and sign an inventory that lists the content and condition of your room and all the rooms you share with your landlord. This can help avoid disputes later. Deposits paid by lodgers are not covered by adjoining deposit protection rules.
