(a DE corp.), 41 West 57th Street, 6th Floor, New York, NY 10019 (“LESSEE”) the following premises, approximately 694 square feet (including 14.7% common area) at 25-K Olympia Avenue, Suite 700, Woburn, MA 01801 (the “leased premises”) for a term of two years commencing at noon on August 1, 2007, and ending at noon on July 30, 2009 unless sooner terminated as herein provided. LESSOR and LESSEE now covenant and agree that the following terms and conditions shall govern this lease.
