Failure on the part of Lessee to pay any Base Contribution when due and the continuation of such failure for ten days after delivery of written notice to BSC is considered a monetary default. Breach of any obligation or covenant of this Agreement by BSC other than the failure to pay Base Contribution when due, and Lessee does not commence to remove or cure breach within thirty days of written notice is considered a Nonmonetary default.
