If Tenant gives Landlord a Binding Notice either initially or promptly upon agreement of the applicable Prevailing Market Rate, Landlord and Tenant shall enter into the amendment to this Lease setting forth the modified Annual Fixed Rent, the applicable Extension Date and other applicable terms.
