THIS LEASE is made and entered into this day of 2020 by and between HORIZON 8888, L.L.C. a Nevada Limited Liability Company as ("Landlord”), and SOUTHERN NEVADA HEALTH DISTRICT, a Political Subdivision of the State of Nevada as (“Tenant”). Landlord, for and in consideration of the covenants and agreements hereinafter set forth to be kept and performed by Tenant, hereby demises and leases to Tenant, and Tenant does hereby take, accept and hire from Landlord, the premises hereinafter described for the term, at the rental and subject to and upon the terms, conditions and agreements herein set forth as follows:
