KNOWN ALL MEN BY THESE PRESENTS: That _______________________, LLC, a Florida limited liability company, hereinafter sometimes referred to as "Developer," or as "Owner," being the legal owner in fee simple of the property described on Exhibit "A" attached hereto, does hereby subject said property to the covenants and restrictions as hereinafter more fully set forth (the "Covenants and Restrictions"), which shall be deemed to be covenants running with the land. These Covenants and Restrictions, during their effective term, shall be a benefit and burden upon every Parcel in Gateway Square & Villas and shall be for the benefit of and a binding limitation upon each such Parcel.
