FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged, City of Anaheim, a municipal corporation and charter city ("Grantor"), hereby GRANTS to _ a ("Grantee"), the real property located in the City ofAnaheim, County of Orange, State ofCalifornia more particularly described in Schedule " l" attached hereto and made a part hereof (the "Land"), together with all of Grantor's rights in and to any and all buildings and improvements thereon and appurtenances belonging thereto, subject to (i) the terms and conditions stated and rights retained by Seller set forth in those certain Easement Agreements, recorded substantially concurrently herewith, (ii) all other matters ofrecord, (iii) all matters that would be reflected on an accurate survey of the Land as ofthe time ofrecordation ofthis deed, and (iv) Grantor's reservation ofthe utility easement as more particularly described below.
