Buyer acknowledges that the purchase of the Property may have resulted from a transfer made by a mortgagee or beneficiary under a mortgage or deed of trust who has acquired the Property at a sale conducted pursuant to a power of sale under a mortgage, deed of trust, or deed in lieu thereof or in a proceeding in foreclosure resulting in a judgment of foreclosure pursuant to Wyo. Stat. §§ 34-4-101 et. seq. Further, regardless of how Seller obtained title, Seller is not familiar with the condition of the Property, other than as may be disclosed in any inspection reports obtained by or on behalf of Seller, Seller’s representatives or agents or that Seller may have received otherwise. Seller shall not provide any Property Disclosure to Buyer and advises Buyer to conduct any such investigations into the condition of the Property and retain any such professionals to advice and counsel Buyer as Buyer deems necessary.
