AQUADUCT, LLC , a Florida corporation (“Developer”), whose address is 333 S Tamiami Trail , Suite 205 , Venice, Florida 34285, being the owner in fee simple of all of that certain real property more particularly described in Exhibit “A” attached hereto and incorporated herein (the “Property”), does hereby declare that the Property and all parts thereof are subject to the restrictions set forth below which shall be deemed to be covenants running with the land, and imposed on and intended to benefit and burden each Lot within the Property in order to maintain within the Property a residential area of high standard.
