_ __ Rental fees and deposits shall be paid in advance. Any cancellations must be made at least thirty (30) days prior to the rental date. Lessee forfeits security deposit for any cancellations made less than thirty (30) days prior to the rental date. The security deposit shall be used by the Lessor to pay the cost of any clean up, breakage or damage to the Demised Premises. Lessor may grant credit to the Lessee to the extent the Lessee assumes clean up obligations and to the extent there is no breakage or damage to the Demised Premises. The balance, if any, of said security deposit shall be refunded to the Lessee. Determination of Lessor as to expense of clean up and cost of breakage or damage to the Demised Premises shall be binding and conclusive upon all parties.
