Buyer acknowledges that the purchase of the Property may have resulted from a transfer made by a Mortgagee who acquired the Property at a Sheriff’s Sale pursuant to the “New Jersey Fair Foreclosure Act” N.J. Rev. Stat. §§ 2A:50-53 et. seq., or by deed in lieu thereof. Further, regardless of how Seller obtained title, Seller is not familiar with the condition of the Property, other than as may be set forth in any inspection reports obtained by or on behalf of Seller, Seller’s representatives or agents or that Seller may have received otherwise. Any such reports furnished to Buyer by Seller or its agents in connection herewith shall be for informational purposes only, are not made part of the Agreement, and Seller makes no representations or warranties about their accuracy or completeness.
