THIS GROUND LEASE AGREEMENT (this “Lease”) is made and entered into effective as of [ ], 2022 (the “Execution Date”) by and between the CITY OF BRYAN, a Texas home-rule municipal corporation (“Landlord”), and SMBG BRYAN, LLC a Texas limited liability company [or “Assigns”] (collectively, “Tenant”). Landlord and Tenant are sometimes collectively referred to herein as the “Parties” and individually as a “Party”.
