The VILLAGE shall be responsible for providing all maintenance, repair and upkeep of the DEMISED AREA, at the VILLAGE’s sole cost and expense, including any improvements now located or to be constructed thereon, as is necessary to keep the same in a good, safe and code-compliant condition at all times, with the exception of the School playfield area which shall remain the responsibility of the BOARD. In addition, the VILLAGE, at the VILLAGE’s sole cost and expense, shall be responsible for providing all custodial or janitorial services to any improvements now located or to be constructed within the DEMISED AREA, and the BOARD, at the BOARD’s sole cost and expense, shall be responsible for providing all custodial or janitorial services to any improvements now located or to be constructed within the School playfield area.
