This Agreement shall be effective upon the date on which the last of the Parties initials or executes this Agreement (the “Effective Date”). Effective with the Effective Date, the VILLAGE shall have access to the DEMISED AREA, with full right of ingress thereto and egress therefrom, for the specific and limited purpose of constructing the Work (as hereinafter defined), all as described in Article VI of this Agreement. The initial term of this Agreement shall be for a period of twenty (20) years, commencing upon the latter date of issuance of a Certificate of Occupancy, Certificate of Completion, or equivalent (“CO”) by the BOARD’S Building department for the Work, which document shall be attached hereto and made a part hereof as Exhibit “B” (hereinafter referred to as the “Commencement Date”).
