TERM: The term of this Lease is one year, beginning on and continuing through or until and unless there is an earlier termination pursuant to the terms and conditions of this Lease. This Lease shall automatically self-extend from under the same terms and conditions as the initial Lease and shall continue in full force and effect from after the expiration of the initial term of the Lease, unless and until either the Owner or the Tenant gives the other party thirty days prior written notice of intention to terminate this Lease on the last day of the initial term or th
