sum equal to 5% of the amount of the Rent and Additional Rent due hereunder. Tenant also agrees to pay the Owner’s agent fees and costs charged by the District Court for any notices sent for non-payment of Rent unless a court decision is rendered in favor of the Tenant. In the event a Warrant of Restitution (eviction notice) is issued, Tenant also agrees to pay the additional Agent fees and Court costs charged by the District Court and will, also pay a minimum of $75.00 should it become necessary for the Owner to hire men and/or equipment in advance for, the purpose of being prepared for the eviction. In addition, the Owner may charge the Tenant as Additional Rent the actual or statutory cost of sending and posting notices to the Tenant of the date of the upcoming eviction. All of the sums expressed in this section above are to be considered and designated as Additional Rent.
