This document operates as a TERMINATION AND SURRENDER OF A COMMERCIAL LEASE AGREEMENT (C.A.R. Form CL, Revised 10/01) (this “Agreement”) with a reference date of August 1, 2009 referred to as (as the same may have been amended, the “Lease”). The parties to the Lease are B Young Properties, LLC, a California Limited Liability Company ("Landlord"), and Digirad Corporation ("Tenant").
