THIS PURCHASE AND SALE AGREEMENT (this “Agreement”) is made as of October 26, 2022 (the “Effective Date”) by and between AEI INCOME & GROWTH FUND 24 LLC, a Delaware limited liability company (“Seller”) and AEI INCOME & GROWTH FUND 25 LLC, a Delaware limited liability company (“Buyer”). Seller desires to sell, and Buyer desires to purchase, all of Seller’s right, title and interest in the real property and improvements thereupon located at 100 North Macon Street, Macon, Georgia as more particularly described on Exhibit “A” attached hereto (the “Property”).
