THIS PURCHASE AND SALE AGREEMENT (the “Agreement”), made and entered into this 1st day of July, 2002, by and between WELLS REAL ESTATE FUND III, L.P., a Georgia limited partnership (“Seller”), and EAST CAROLINA UNIVERSITY REAL ESTATE FOUNDATION, INC., a North Carolina non-profit corporation (“Purchaser”).
