THIS OFFICE LEASE AGREEMENT (the “Lease”) is made and entered into as of the 22nd day of July, 2005, by and between CA-4600 NORRIS TECH LIMITED PARTNERSHIP, a Delaware limited partnership (“Landlord”) and GIGA-TRONICS INCORPORATED, a California corporation (“Tenant”).
