THIS LOAN AGREEMENT, dated as of November 8, 2021 (as amended, restated, replaced, supplemented or otherwise modified from time to time, this “Agreement”), between DBR INVESTMENTS CO. LIMITED, a Cayman Islands corporation, having an address at 1 Columbus Circle, 15th Floor, New York, New York 10019 (together with its successors and assigns, collectively, “Lender”), and MDR FRANKLIN SQUARE, LLC, a Delaware limited liability company, having an address at 1051 East Cary Street, Suite 601, James Center Three, Richmond, Virginia 23219 (together with its permitted successors and assigns, collectively, “Borrower”).
