Hartman Short Term Income Properties XX, Inc. a Maryland corporation (the "Company"), is registering for public sale a minimum of 200,000 shares and a maximum of 25,000,000 shares of common stock (the "Shares), (the "Offering"), to be issued and sold for $10.00 per Share at an aggregate purchase price of $2,000,000.00 to $250,000,000.00. There shall be a minimum purchase by any one person of 1,000 Shares (except as otherwise indicated in the Prospectus or in any letter or memorandum from the Company to Pavek Investments, Inc. the "Dealer Manager"). Terms not defined herein shall have the same meaning as in the Prospectus. In connection therewith, the Company hereby agrees with you, the Dealer Manager, as follows:

THIS REAL PROPERTY MANAGEMENT AGREEMENT (“Agreement”) is effective as of the day of March, 2009, by and between Hartman Short Term Income Properties XX, Inc., a Texas corporation (“Company”), and Hartman Income REIT Management, Inc., a Texas corporation (“Manager”).
